The Design Process
SERVICES
We are proud to offer a complete architectural design service, which can
include design and documentation services from houses through to large
scale commercial projects, masterplanning, landscape design and
construction, contract administration, town planning and development
advice, retrofitting and provision of advice on how to make existing houses
more sustainable.
Our expertise and focus is the design and documentation of luxury built custom designed houses, with a focus on all aspects of sustainability - environmental, social and economical.
The above value added process allows you to have maximum input into the design of your house and guarantees that the outcome will meet all of your expectations.
OUTLINE OF OUR PROCESS AND STAGES OF SERVICES
Stage One: Needs & Site Analysis
The needs and site analysis is the first stage of the process and involves
an upfront lump sum fee of $1500.00 plus gst, this $1500.00 is reduced from
our overall design fees at a later stage, if you continue with sustainable.
This fee covers two meetings with an Architect producing a detailed project
brief.
The first meeting takes place in our office, the second taking place on site. We ask a range of open questions designed to analyse your needs based on your commercial requirements. We will analyse all the information and take into consideration the budget and advise whether your needs are achievable within your budget. If need be, we will advise on ways to incorporate your "wish list" within your budget.
STAGE TWO : Sketch Design Stage
If after the needs and site analysis you chose to proceed a comprehensive
Brief will be developed implementing the knowledge gained form the needs
& site analysis meeting. Preliminary sketches and concepts will be
developed, including concept plans and elevations.
STAGE THREE: Detailed Design Stage
It is at this stage that the documentation will be at a
level suitable to lodge with council to obtain relevant development
approvals. We will advise you at this time, what indications we have from
council as to the likelihood of the design being approved for development.
It is at this stage that changes may have to be made, as directed by
council in order to get an approval to proceed.
At the completion of this stage, you will be provided with a concept 3D perspective sketch of your proposed development, together with concept floor plans. You will receive a preliminary cost estimate.
STAGE FOUR: Working Drawing Stage
During this stage of the process the approved design is documented into
working drawings. Allowing the building to be fully costed for a fixed
price contract and to provide the construction team the details required to
build the house. You will be provided with the following information, which
is sufficient to lodge for Building Approval and commence construction of
you new home.
