The Design Process

Within our specialised design services, Sustainable delivers a combination of innovative architectural design and environmental sustainability, which is incorporated in our personalised design service. We offer a complete service, which includes design and documentation services from design to contract administration and town planning. These processes are staged so we can offer you only the services you require to ensure you achieve maximum value add for your project.

Our fees for a project are divided into two stages consisting of the Design and Documentation which takes place prior to the contract being signed, and Administration of the project during the construction phase if required. If you choose to go to an alternative builder, we can provide a full Contract Administration service.

THE DESIGN PROCESS AND STAGES

STAGE ONE:
Analysis & Sketch Design Within the first stage we establish a working brief through asking you a range of open questions designed to analyse your needs based on your commercial requirements. We will lead you through this process, which is focussed on outcomes. We will analyse all the information and take into consideration the budget and advise whether your needs are achievable within your budget. If need be, we will advise on ways to incorporate your "wish list" within your budget. We will also analyse whether your "wish list" is achievable on your block of land. From our extensive knowledge and experience, we will be able to advise changes to incorporate your needs and wants and includes such things as solar orientation, passive ventilation, site management, storm water management, built form issues, views, vistas and challenges versus commercial outcomes and opportunities. Utilising the brief generated from the needs analysis the design will be developed implementing this knowledge to satisfy your needs. Preliminary sketches and concepts will be developed, including concept plans and elevations.

STAGE TWO: Detailed Design Stage At the completion of this stage, you will be provided with concept 3D perspective sketches of your proposed house, together with developed concept plans. You will also receive an estimate of probable costs based on the design. During this stage, changes can be made to the sketch design, which do not incur further fees. It is likely that a number of meetings will be necessary in this concept stage. At the completion of this stage the design process will have been completed, the plans, elevations and 3d perspectives will be very close to what the final product will look like. It is expected that during the working drawing stage only very minor changes will be made to the plans.

STAGE THREE: Working Drawing Stage During this stage of the process the approved design is documented into working drawings. Allowing the building to be fully costed for a fixed price contract and to provide the construction team the details required to build the house. You will be provided with the following information, which is sufficient to lodge for Building Approval and commence construction of you new home.

STAGE Four: Detail Stage Within this final stage of the documentation phase we prepare Schedules of the selections for items such as Tiling, Floor Finishes, Tapware, Paint Colours, Sanitary Ware and Lighting. You we be provided with a final list of inclusions and exclusions, and an electrical and furniture layout which completes the individual details within your project.
